I finally secured a sublet and signed an agreement with him end of June 2020. My roommates were well aware of this situation, and we had discussions about his lifestyle and whether he was practicing social distancing.
Upon contacting my landlord about subletting, they requested a sublet agreement form, and a photocopy of his student ID, which I provided. However, a week before the move in date September 2, my landlord informed me that I cannot sublet my room because my roommates are not comfortable with the age and gender of the sublet. I sent screenshots of our conversations which made it clear that I had consent from all roommates, and that the factors they are describing were already discussed (gender and age). I followed all subletting procedures the landlord and my roommates requested, and I explained that it is unfair to change their minds last minute. This leaves the sublet without housing, and my family in a financially difficult position of losing $970 monthly.
The landlord is continuing to say that I cannot sublet my room due to the gender and age of my sublet when he meets the requirements of being a student. The landlord is asking for a written consent form from the roommates, but the consent form states that it is only required when the suite is a single-gender suite. Otherwise, the form is not needed. I explained that what they are requesting is not outlined in the lease agreement, and that I was heavily misled, but the landlord continues to say, “we regret the consequences, you cannot sublet your room”.

Title says it all. I'm a young professional (29F) looking to buy a condo within the next 12-18 months, I noticed the price and quality of condos in Kitchener, Waterloo, and Cambridge look considerably better than other areas of southern Ontario.
I currently live in Hamilton which is fine, but I'd like to live somewhere a bit better mix of urban-rural-suburban still within a reasonable commute to the GTHA. I went to UW for my undergrad and I remember the area being beautiful, but obviously I was a student then and it would be a totally different experience at my age.
My main concern would be regarding dating options and meeting single people in my age range. I'm not sure how hard it is there since it's a smaller municipality, but its reasonably close to other cities. If you're a single woman living there do you find it hard to date? I mean not just during covid but in general. The last thing I want would be to move and everyone is either a student, family, or retiree!

Hey, Accommod8u hasn’t responded to me yet, but I’m giving them 1 more day to respond before I file a T1 and notify them that I’m doing so. It was requested by many that a template email be available so that you too can get some money back that Accommod8u owes you. Any portion of the email written ~[like this]~ is there for you to fill in with your own information and should be double-checked against your lease. This email template should also be applicable for any other Waterloo housing company but again, please check your lease.
Also, a big reminder to take images of your apartment before you leave as it’s likely they will try to hit you with BS cleaning and damage charges.
EDIT: One thing I didn't consider is that the Ontario Standard Lease Form came into effect in April 2018, so I cant guarantee that the LTB will rule in favour of pro-rating your rent, but it's worth a shot if Accommod8u is still refusing to return interest on your key deposit or return your key deposit in a timely manner, because before the Ontario Standard Lease all key deposits were completely illegal according to 2006, c. 17, s. 134 (1) of the [2006 Residential tenancies Act}(https://www.ontario.ca/laws/statute/06r17):

I’ve recently begun reviewing my lease documents in preparation of leaving my tenancy on the 27th. There are a few things I want to have in order before I leave.
My lease includes a key deposit of ~[$200]~. Part H of general information in the Ontario Standard Lease Form that we both signed states that the key deposit must be returned when the key is returned at the end of my tenancy. For this reason, I expect the ~[$200]~ to be returned to me on the 27th when I return my key.
I noticed section 5e is supposed to be filled if the first rental period (e.g., month) is a partial period, and this obliges me to pay a partial rent. Since my tenancy began on ~[2019/09/03]~ according to section 4, which is a date that isn’t the first of the month, and section 5a checks that the rental period is monthly, my tenancy began on a partial period, and section 5e should have been filled out. In the past the LTB has ruled in favour of the tenant when section 5e has been incorrectly left blank and ordered that the prorated rent be refunded for both the start and end of the tenancy. As my lease began on ~[2019/09/03]~ and is ending on ~[2020/08/27]~ I am due the prorated rent for ~[2019/09/01-2019/09/02]~ and ~[2020/08/28-2020/08/31]~. The refund for the prorated rent is calculated as follows: ~[($xxx * 12 months/365 days) * 6 days = $xxx.xx]~
c. 17, s. 106 (6) of the 2006 Residential Tenancies Act states that interest must be paid on the last month deposit annually. Since I rented this unit for ~[11]~ months before the last month deposit was used and the guideline interest amount for ~[2016 is 2.0%, 2017 is 1.5%, 2018 is 1.8%,]~ 2019 is 1.8% and 2020 is 2.2%, this refund is calculated as follows: ~[(1.8%/12 months4 months + 2.2%/12 months7 months)*$xxx = $xx.xx]~
In total, these sum up to ~[$xxx.xx ($200 + $xxx.xx + $xx.xx)]~ and I expect to have these refunded to me on Aug. 27th when I return my key. If this value is returned to me on Aug. 27th I will consider this issue dealt with. However, if it is not returned to me on Aug. 27th or if you do not respond within a timely manner and confirm that this value will be returned to me on Aug. 27th I will be forced to file a T1 with the LTB. They will likely require you to also reimburse me for filling the T1 ($50) as well as add additional fines. ~[In addition, if I’m already going to be filing a T1 it would not be much more work for me to file a T2 for the broken dishwasher, missing kitchen cabinet board, and peeling table all of which were never fixed despite having sent a repair request multiple times.]~

The more emails and T1's to the LTB that Accommod8u and other companies receive, the less profitable it is for them to break the law. It's up to us to make sure breaking the law makes them lose money. Also, fun fact: KW4Rent was owned by Prica Group before it collapsed, the same company that owns Accommod8u. KW4Rent isn’t dead, they’re consolidated.

This is a response to a recent thread on "What is Windsor Culture", more specifically a response to the top rated comment in that thread. You can click the link there, or go back in my history for the original comment.
I felt this post was important for anyone new to the Windsor subreddit, and combats the pervasive negative attitude a lot of people on here seem to have.
Note: I'm not arguing that Windsor is perfect, or even great compared to other mid-sized cities like London or Waterloo, but I am arguing that it's not as bad as this sub makes it seems.
Feel free to leave a comment, I'm open to having constructive conversations!
I have to disagree on a few points. Normally I just keep quiet, but on this sub there seems to be a lot of this kind of attitude. To OP, the Windsor sub can be pretty salty sometimes (and honestly, sometimes for good reason), but I do think the people in this sub do not accurate reflect the overall tone of Windsor (from my personal experience).
I grew up in the county mind you, but have always been actively volunteering and working in the city (though now I work in Michigan), have met tons of Windsorites from every walk of life, and all my closest friends come from various highschools from county schools like Essex and Belle River, to inner city schools like CCH and Massey. So I think I have a big enough sample size to be more objective than most on here.
Let me address your points.
So to make an interesting TLDR, I'll try to rewrite your post more accurately. It doesn't really answer the culture question, but I digress.
A sizable, vocal portion of Windsor is self loathing - though I'd argue it's the minority. It used to be pretty dangerous and boring, but now at least it's only kind of boring. Lots of new food chains have been coming to Windsor to supplement this recent growth, but I believe the true strength of food culture in Windsor is with its small businesses. We do not understand people who do not have a car, or ride public transit. Big city amenities, used to be low housing cost but now pretty shit for less value than bigger cities. Pizza Grand Masters.
Mostly white, not overtly racist. It bleeds out every once and a while, but isn't that most cities in Canada, if not all predominately white cities in the world?

2020.07.21 19:26 NeonHD PSA: For anyone else who has bought paintball tickets from IPGCA (International Paintball Group) at Conestoga Mall back around late 2018, you have most likely been scammed.

This wasn't an easy thing for me to process or write about, so let me split this whole thing into several parts.

PART 1: BACKGROUND

Back around October 2018, there were occasionally these dudes at the Conestoga mall kiosks advertising about paintball. IIRC, their kiosks were either located beside The Source (Winners junction) or beside Bench (main entrance junction).
One dude approached me with an almost unbelievable deal: 20 paintball tickets for just $90. Initially it was just 10 tickets, but they "claimed" to have given me a special discount because I was a student. I thought this was an incredible deal, and I wanted to do something with my friends, so I thought "why the hell not?", and so I bought the tickets (remember, this took place in 2018).
The tickets had a ridiculous expiry date. The guy made the tickets last until December 31st 2020, which is the end of this year.
Never have I casted doubt that this was a scam until recently. With COVID rampaging the world, I was curious whether they were still open, and turns out that they are closed (obviously). I called their main phone number to get a refund but was only greeted with an automated response from AT&T saying that the number I called was out of service. I then tried calling another number from their FB page and was only told that they would have someone call me back about the issue, which they still haven't yet for a long time and I doubt they ever will. Obviously they are trying to get away with not refunding.
Also, the lady who I spoke to started off by asking whether I'd like to book a paintballing session. This was a bit odd as obviously the website states that they're closed due to COVID, so why would she ask me that?

PART 2: WHAT THE COMPANY REALLY IS

I did a brief comprehensive research about International Paintball Group Canada, and from what I could gather, basically IPGCA is just a third party seller and you have to pay for the actual paintball vendor and the equipment and some other fees. They don't tell you this from the start, so you just assume that they are the vendor themselves. Basically it's like dropshipping but for paintball.
The scammy part is that you could literally just buy directly from the paintball vendors themselves and get a cheaper price.
Also, another thing to take in is that they are relatively unpopular and obscure, meaning that nobody ever really talks about them online. So when they approach you in the mall with their highly-decorative marketing, you would think they're super popular and well-established; well, they're not.

PART 3: THE PAMPHLET

I thought it would make it easier if I just showed the pamphlet that they gave me, which is where all the tickets are contained. The pamphlet claims it's the "world leader in paintball", but again if you actually Google them, rarely anything about them comes up.

PART 4: ANECDOTAL PROOF AND EVIDENCE

It's not just me who have gotten their money scammed, several other Canadians have posted about this too, and this is not even taking in account of its international locations.
Here, I will list in random order every single anecdotal evidence from other people on the web that proves that this company is a scam:
  1. A reddit post from ottawa
  2. A reddit post from adelaide
  3. A complaint on canada-complaints.com
  4. 3 complaints on Better Business Bureau (an insurance company?)
  5. A whole heap of complaints on ca.trustpilot (read them)
  6. A complaint on tripadvisor
  7. An entire website aimed to expose the truth about this company
  8. This YouTube video explaining the scam
Note that all these complaints are addressing the hidden "dropshipping" aspect of the scam. I am mostly just concerned with the fact that they—despite closing their service due to COVID—do not issue refunds to those who bought the tickets but never used it yet. I mean, since they are a marketing service, why do they pretend as if they're the vendors? Again, another arrow pointing to the fact that they're purposely trying to hide their identity as a marketing company.

TL;DR (what's the problem?)

The problem is that their service is closed, they still have my money, and it is impossible to get in touch with someone in a higher position. All evidence listed here points to the fact that they are a fraudulent business, or at least a business engaging in fraudulent and deceiving practices. It's even harder to pinpoint down who exactly is the perpetrator as this business basically all relies on 3rd party services. Don't know how this company hasn't been brought into the public light yet. Should I report this case to the Waterloo Regional Police?

Student living in Ontario, renting in Waterloo with a student rental company (not affiliated with any schools).
I have signed one of those 3 year leases from Oct 4, 2019 to Aug 27, 2022 with the option to renew each of those years. In Dec 2019 they gave me a deadline on cancelling or renewing the lease into the 2020-2021 year and I replied "yes". No new or additional leases or papers signed.
Now with covid-19 and the fact that school is online I would like to terminate the lease after the end of Aug 2020, or cancel the "2020-2021 lease renewal". I submitted an N9 on June 30th dating the termination to be Aug 30th 2020 but they refused it.
So, since I wasn't given formal papers regarding the renewal is it possible to cancel and end it after Aug 2020?

TL;DR: As your lease is coming to an end, your landlord might try to coax/threaten you into signing a new lease. In Ontario, leases are converted to a month-to-month tenancy after the end of the lease term. You don't have to sign a new lease if you want to continue your tenancy.

In Ontario, we have some of the best residential tenancy laws that protect both the tenant’s and the landlord’s interests. However, there are landlords that take advantage of a tenant’s ignorance and try to exploit them. Rent is a significant portion of our monthly expenditure and we should know our rights and responsibilities. Parts included in this piece should not be considered legal advice.

Q: As a tenant what are my responsibilities to my landlord?
A: You should pay rent promptly, maintain the residence in good order and do not cause willful damage to the property.
Q: My lease is getting over on the 31st of August, I wish to live in this same house and my landlord wants me to sign a new lease, now what do I do?
A: Although it might sound counterintuitive, according to the residential tenancies act of Ontario, a tenancy does not end at the end of the duration of the lease, it automatically gets converted into a month to month tenancy (Source: Tribunals Ontario Brochure.pdf), page 2 lines 1,2). This means that you can continue living in the same residence without signing a new lease, you should pay rent on the 1st of every month as long as you live there. When you plan to leave, you need to give two full calendar month’s notice (more on this in the next question) and your last month’s deposit would be used in lieu of last month’s rent. So if you wish to stay in your place, just pay rent by the 1st of every month promptly and your tenancy is secure.
Q: My lease is getting over on the 31st of August, I wish to move out of this house, now what do I do?
A: Again, even if your lease says 31st of August is the end date of your tenancy, you are required to give full two months of notice to your landlord. For instance if you decide to give a notice to leave on the 7th of June, your tenancy will end on the 31st of August. If you give notice on 31st of July, even though you signed your lease only until August 31, your tenancy will terminate only the 30th of September, as your lease is automatically converted into a month-to-month tenancy.
Q: How do I give a written notice to end my tenancy?
A: You should give your notice in writing (e-mail / physical mail / fax) with the address that you are moving out from, date you are moving out, signature and date of signature. You can write these details on a piece of paper, sign it, take a picture of this and email it to your landlord / property manager. If you are in a fixed term lease (Eg: September 2019-Aug 2020), you can not give this notice in say April 2020 and end your tenancy by June, it can end only by August 2020, however if you are on a month to month tenancy, you have the flexibility to give two month’s notice and walk out.
Q: By how much can my landlord increase my rent by? Can my landlord increase rent by email?
A: The LTB decides the percentage by which rent can be increased, for the year 2020, it is 2.2% , therefore your landlord can not increase your rent by more that 2.2% of your current rent, if your landlord says the rent is going up by $15/month, it means that your rent should be $680. If your rent is $560, it is $12.32, so in this case if your landlord demands a 15$/ month rent increase, it is an illegal increase and you can keep paying your regular rent as usual.
Even if the proposed increase is within the guidelines by the LTB, an email notification is insufficient. A landlord has to serve a N1 (Notice of Rent increase) form at least 90 days before the date of the rent increase.
Only after the 90 day period, the increased rent (2.2% for 2020) can come into effect.
Q: If the residential tenancies act gives me the right to continue a tenancy on a month to month basis after the end date of my lease, why does my landlord want me to sign a new lease?
A: It is not illegal for your landlord to ask you to sign a new lease, however, you have the right to say no and continue as with a month to month tenancy. Exercising your right to stay and securing the option to leave gives you more flexibility. If you get a co-op in the middle of the year or if you find a better place to live in, you can give a two month notice and walk away. However if you sign a lease, you can not walk away easily (you have to sublet/transfer lease) and the landlord has you on the hook for the rent. Your landlord might be trying to increase the rents above the guideline of the LTB and an easy way to do it is to coax you to sign a new lease. It might NOT be in your best interests to sign a new lease.
Q: I already have keys to the house (and paid a key deposit) and I am living in the house, why should I give first and last month’s rent, isn’t this ridiculous?
A: Exactly! It is ridiculous, just ignore these unreasonable demands and do not respond.
Q: I would like to get a 50$ gift card / some other compensation for signing a new lease ?
A: It is up to you to get the 50$ gift card when you sign your new lease, but from the outside, it seems like a bait to trap you into signing a contract that you should not be signing in the first place, but we do not know for sure. Not taking a 50$ gift card might save you from a lot of future pains when you do want to end your tenancy.
Q: My current landlord wants my ID proof, guarantors etcetera, what do I do?
A: You can say no or ignore the request, the landlord cannot do much for not giving these personal pieces of information. Do not give too much information. However if your potential landlord wants this information and you refuse to provide it, they might not agree to rent to you.
Q: My landlord wants me to respond by Monday or July 1st or they threaten me with consequences like termination of lease and evictions. What do I do?
A: These are empty threats and your landlord is bullying you. Know your rights and stand up for yourself!
As long as you pay your rent on time, your tenancy should be safe under most circumstances. All residential evictions have been halted due to Covid-19. Even before Covid, an eviction would not happen without a formal hearing at the LTB. So breathe easy. As mentioned earlier, your lease becomes a month to month lease and your tenancy will continue as long as your rent payments are in good standing.
Q: My landlord wants me to leave on the 26th of August or some other day which is not the last day of the month, what can I do?
A: Assuming that you have paid the full rent for August, why would you leave 6 days before the month ends? Isn’t this akin to robbery? You do not have to move out even if you are terminating the lease, you can continue month to month or you can leave for your new place on/after 31st of August..
Q: You say I have so many rights, but my lease does not specify any of these rights.
A: All residential tenancy agreements signed on or after the 30th of April 2018 have to be in the Ontario standard lease form (Source stepstojustice.ca). Even if your landlord did not give you an Ontario standard lease agreement, the Ontario standard lease agreement supersedes all leases and it is the only lease, so even if you did not sign an Ontario standard lease all tenancies are protected by the Ontario standard lease form.
Q: The residential tenancies act says student accommodations are exempt from these protections, is it true?
A: Yes, some accommodations like student housing and long term care homes are exempt from the residential tenancies act. Student accommodations are the accommodations that are owned by educational institutions like the University of Waterloo, Conestoga college etcetera. Just because students live in a residence does not make the residence a student accommodation. Your landlord / property manager might try to convince you that your residence is not protected under the residential tenancies act, but you need to verify that your residence is owned by an educational institution before you believe their claims.
Q: Why are you doing this, what is in it for you?
A: This is a labour of love and passion for tenant rights. We are sick and tired of tenants (especially international students who are far away from home and already paying an arm and a leg for tuition & accommodation) being exploited by greedy landlords here in Waterloo. We are also renters like you and want to defend our rights.

Alright, I just made an account a few weeks ago with the intention of posting (long time lurker haha). Anyways!!! On Tuesday 26 I ordered a g7 15 with a RTX 2060 and i7 9750H as an early birthday gift. I'm so excited! I used a laptop that had struggled running LoL over 20fps for years so this is a MASSIVE upgrade. I can't wait to finally be able to experience some awesome games without being hindered by my shitty specs. Oh yeah, any tips/pointers about the g7 (haha.. it's ok! Mainly here for shipping but that'd be awesome too).
When I checked it out it said expected delivery in 8-10 days but the estimated arrival date is June 17th. That's alright, although I would really prefer it to come before June 12th, but I'll deal. I got a good price on it anyways (about $1870 CAD or $1300 USD inc. taxes - Ontario taxes are crazy).
Basically, have you ordered anything during COVID? Do you think I can hope for it to come a little earlier? Anyways, thanks for reading and helping me out! I'm a bit of a rambler haha. If it helps, I did not order a custom config (basically went with all the presets) and live in the Waterloo region so near Toronto (is there a sorting centre there? Heard things about fast shipping there). Thank you so much!!!
